Before you let anybody on the roof
The things worth pinning down on a tile and slate job. A contractor who has not raised them has not looked properly.
- Fastener specification, especially near salt air
- The condition and age of the underlayment beneath
- Whether the tile can be salvaged and relaid
- What percentage of tile breakage they expect and how it is priced
- Whether battens are being replaced at the same time
Ask specifically how many tile or slate roofs the crew completed last year. The honest number is often small.
Underlayment life under tile is typically twenty to thirty years. The tile above it is rated for fifty or more. Plan for one relay in the life of the roof.
Walking a tile roof breaks tile. That is not carelessness, it is physics, and any honest contractor will tell you a small percentage will be lost and replaced.

Behind it: corrosion on the metal parts, well before the shingles are finished. Far enough back that the covering wears out normally, close enough that the fixings do not. That mismatch is the local problem.

Do I have to hire anyone?
Not at all. Plenty of people use this to find out what a job costs and then do nothing for a year. That is a perfectly reasonable outcome.
Is this really free?
Yes. You pay nothing, now or later. Roofing contractors pay us for the introduction, which is why the service costs you nothing and why we are upfront that it is how we make money.
Can I just put a new roof over the old one?
Codes in most places allow two layers. That does not make it wise. You lose the chance to see the deck, and the next roofer has twice as much to remove.
How much deposit is normal?
Ten to thirty per cent is ordinary, and is often used to order material. A demand for full payment up front is a reason to walk away.
