Oceanside prices
Pricing a full re-roof in Oceanside
Two houses on the same street can differ by a third on the same job. Pitch, layers, decking and access account for nearly all of it.
Or call (760) 276-7569Your request is in.
We are matching it now against roofing contractors working in Oceanside and the surrounding area.
- Today, usually within the hour. The first contractor calls or texts the number you gave us. ASAP requests go out first.
- Up to three of them, no more. We cap it at three so you can compare without your phone melting.
- They come and look. Estimates are given after somebody has been on the roof, not over the phone.
- You decide, or you do not. There is nothing to cancel and nothing to pay us.
If you do not hear anything today, check your voicemail and spam folder — contractors often call from a mobile number.
These are estimated ranges, not quotes. Compiled from public installed-cost data for California and adjusted for how Oceanside is built. No contractor is bound by them, and nobody can price a roof they have not stood on.
| Covering | Per square | Typical whole roof | Expected life |
|---|---|---|---|
| Architectural asphalt shingleThe default choice on most American homes, and usually the right one. | $650 – $1,000 | $12,500 – $29,000 | 25 to 30 years |
| 3-tab asphalt shingleThe cheapest thing that still counts as a roof. Fewer and fewer crews will install it. | $550 – $725 | $10,500 – $21,000 | 15 to 20 years |
| Impact-rated asphalt shingleClass 4 rated. Often earns an insurance discount where hail is a factor. | $900 – $1,400 | $17,000 – $40,500 | 25 to 35 years |
| Concrete tileThe tile lasts far longer than the underlayment beneath it, which is the catch. | $1,300 – $2,100 | $24,500 – $61,000 | 40 to 60 years |
| Standing-seam metalThe long game. Costs double up front and outlives two shingle roofs. | $1,500 – $2,700 | $28,500 – $78,500 | 40 to 70 years |
What moves the price
- The number of penetrations: chimneys, skylights, vents, solar mounts
- Whether the fasteners and flashing are specified for coastal exposure
- Ventilation work, if the old roof was cooking itself from underneath
- Access — a truck that cannot get near the house adds hours to every load
- Pitch — anything over about 7:12 needs staging and slows a crew down
Locally
Nothing dramatic happens. A slope stays damp most mornings for thirty years, and eventually that is enough.
Use these as a sanity check rather than a quote. If every number you are shown sits well outside this range in either direction, that is worth asking about.
These are estimates, not quotes. They are compiled from national installed ranges adjusted for California costs and for how Oceanside is built. No contractor is bound by them.
Questions about price
Does being near the ocean change what goes on the roof?
Considerably. Salt air corrodes anything ferrous, so fasteners, valley metal, vent collars, flashing and gutter hangers should be specified for coastal exposure — stainless or heavy-gauge coated, not plain galvanised. The covering usually outlives the metal holding it down.
How quickly will someone call?
Usually within the hour during working hours. If you marked the job as an emergency it goes to the front of the queue and is normally picked up faster than that.
Are you a roofing company?
No, and it matters that we say so. We are a referral service, not a contractor. The roofing work, the licence, the insurance and the warranty all sit with the independent company you choose.
Ready for a real number?
No cost, no obligation, and never more than three contractors.
